Consultants working on Asda’s new 35,000 sq ft Clacton store collaborating with Autodesk Revit

ISG is to deliver Asda’s first Level 2 BIM (Building Information Modelling) project after securing a £10 million new build project in Clacton-on-Sea.

The contractor was appointed to Asda’s global BIM steering group in 2014 and following trial BIM projects at the company’s new Barry store in South Wales and the Beeston store in Leeds – Asda has now awarded its first full Level 2 project to ISG.

The 35,000 sq ft Clacton store is being constructed on the site of a former multi-occupancy retail development in the popular Essex town. The steel frame building will include a customer café, deli counter, an in-store bakery and staff areas with shower and change. The site also includes an automated petrol filling station and a large car park with four electric vehicle charge points.

The build programme has been fully designed in BIM with all consultants working in Autodesk Revit, resulting in the production of seven fully annotated 3D models. ISG is acting as Asda’s Information Manager, collating all digital information and coordinating clash detection with the project consultants.

Full Level 2 BIM implementation is expected to generate significant efficiencies during the pre-construction and delivery stages. Modelling will enable design co-ordination and clash detection, while materials can be quantified in real time as models develop, aiding cost management.

4D programming will connect the 3D models to the build programme to visually show week-by-week progress, while ISG’s in-house tablet-based snagging system logs and assigns work instantly to ensure rigorous standards of quality are maintained at every stage of the development.

Importantly for Asda’s ambitious sustainability strategy and efficient future management of the store, the BIM process enables ISG to co-ordinate all asset information to enable a fully digitised handover that will integrate seamlessly with Asda’s facilities management (FM) systems.
